1. First inquiry
We receive your brief — budget, timeline, preferred areas, and intended use (primary home, rental income, or investment). Enquiries start via contact, book a consultation, or a direct introduction from an existing client. No obligation at this stage; we confirm whether your brief matches mandates we currently represent.
2. Market context
We frame what your budget buys across Koh Samui sub-markets — including Bophut, Chaweng Noi, Choeng Mon, Plai Laem, and Maenam. District context is in our area guides.
3. Curated listing selection
We present mandates from our active stock on properties for sale — villas, land, condos, and commercial assets where relevant. Listings are seller mandates we represent directly; we do not republish third-party portal inventory. Off-market introductions are available where sellers require discretion.
4. Shortlist refinement
We adjust the list based on your feedback until the viewing set is right-sized — usually three to six properties for a first trip, depending on geography and access. Feedback on view lines, slope, noise, and tenure structure is recorded so later viewings are more precise.
5. Viewings and tours
Private tours are arranged by appointment. Your advisor accompanies viewings on Koh Samui and coordinates access, keys, and seller representation. Off-market mandates may require confidentiality agreements before introduction.
6. Offer
When you select a property, we support offer structure and negotiation with the seller or their representative. Offers are documented in writing; we do not accept verbal commitments as binding without seller confirmation.
7. Deposit and exclusivity
A reservation deposit or exclusivity agreement may follow an accepted offer while due diligence proceeds. Terms vary by mandate; off-market sellers often require confidentiality. Your advisor reviews documentation with you before you commit — formal deposit wording is confirmed with qualified Thai counsel.
8. Due diligence and sale and purchase agreement
Once due diligence is validated — title, encumbrances, access, and structure — we progress to the Sale and Purchase Agreement. 9. Completion
We follow the transaction through registration, transfer, and handover with your lawyer and the Land Office. The same advisor who opened the brief remains your point of contact through completion.
