Who is Julien Cusimano?
Julien Cusimano is Managing Director of Expert Property Asia on Koh Samui. He came to property through operations in France, then day-to-day villa management on the island before EPA opened in 2023. Today he advises buyers and sellers from the Bophut desk on properties the firm represents directly.
Before EPA, the work was hands-on. Villas had to be opened, maintained, staffed, checked, repaired, booked, and handed over. Guests arrived. Owners called. Suppliers missed windows. Small problems became expensive when nobody noticed them early.
That is why Julien reads a property from the back of house as much as from the terrace. The pump room, the access road, the slope, the title route, the neighbour, the manager, the likely buyer in five years — all of it belongs in the same conversation.
Julien founded Expert Property Asia in 2023 to build around that discipline: curated properties, clear seller authority, and counsel-led review where Thai ownership, leasehold, tax, or company structure enters the file. He works in French and English from 106 Moo 5, Bo Put — ten years on Koh Samui across the Gold Triangle: Bophut, Chaweng Noi, and Choeng Mon.

How does Julien work with buyers and sellers?
Buyer requirements start with fit, not inventory. Julien checks area, access, ownership type, seller authority, management expectations, and resale logic before arranging private viewings. Seller work starts with representation discipline: who has authority to sell, what documents can be reviewed, and which buyer profile is realistic.
That order matters. A shortlist should get narrower as facts improve, not wider because another property has appeared online. EPA does not need every listing on Koh Samui. Representation should be clear enough to protect the seller and respect the buyer’s time.
