Agreement
This agreement is between you and EXPERT PROPERTY ASIA (“Expert Property Asia,” “we,” “us”). If you do not agree, do not use the site. Continued use after we post changes constitutes acceptance of the revised terms.
Who we are
Expert Property Asia is a specialist real estate agency on Koh Samui, Thailand. We represent property mandates for international buyers and sellers. We are not licensed attorneys, tax advisors, or financial planners. See our Disclaimer for the limits of our role.
Acceptable use
You must be at least 18 years old. You agree to:
- Use the site only for lawful purposes related to property research or enquiry.
- Provide accurate information in forms and communications.
- Not impersonate others or misrepresent your affiliation.
- Not interfere with site security or overload our systems.
- Comply with applicable laws in Thailand and your country of access.
Intellectual property and watermarks
All content on expertpropertyasia.com — including property descriptions, market guides, photography, cinematic video tours, floor plans, graphics, and layout — is owned by Expert Property Asia or used under licence. Visual assets are protected by digital watermarks and copyright.
Without our prior written consent, you may not:
- Copy, reproduce, distribute, or publish our listing content on other websites, portals, or social channels.
- Remove or alter watermarks, credits, or metadata.
- Frame, mirror, or embed our listings in a competing brokerage or aggregator site.
- Create derivative works from our photography or video.
Limited personal, non-commercial viewing and sharing of individual listing URLs is permitted. Commercial reuse requires written permission from info@expertpropertyasia.com.
Anti-scraping and automated access
You may not use bots, spiders, scrapers, harvesters, or automated tools to extract property data, prices, images, or contact information from this site. This prohibition supports our robots.txt and llms.txt directives. Unauthorised automated access may result in blocked IP addresses and legal action under applicable Thai law and our intellectual property rights.
AI crawlers permitted in robots.txt may index public pages for citation subject to our llms.txt terms; they may not republish watermarked media or listing databases.
Listing and market information
Property listings may contain errors, omissions, price changes, or withdrawal without notice. Dimensions, tenure, Chanote status, and availability are supplied by sellers or developers and verified where stated — but we do not guarantee accuracy. See Disclaimer.
Prices shown are indicative. Photography is not contractual. Floor areas are approximate unless a survey is cited.
Submissions and mandates
If you submit property information for sale or rent through our Sell With Us process or any form, you warrant that:
- You have authority to offer the property.
- Information provided is accurate to the best of your knowledge.
- The property is not subject to undisclosed encumbrances you are obliged to disclose.
We may refuse or remove listings at our discretion.
Third-party links
Links to external sites (maps, developers, legal partners) are for convenience. We do not control third-party content or privacy practices. Review their terms before sharing personal data.
Privacy
Your use of the site is also governed by our Privacy Policy and Cookie Policy, incorporated by reference.
Disclaimers
The site and content are provided “as is” and “as available.” To the fullest extent permitted by law, we disclaim warranties of merchantability, fitness for a particular purpose, and non-infringement. Nothing on this site is legal, tax, or investment advice.
Limitation of liability
To the maximum extent permitted by Thai law, Expert Property Asia and its directors, employees, and agents are not liable for indirect, incidental, special, or consequential damages arising from your use of the site or reliance on listing or market content. Our aggregate liability for direct damages shall not exceed the fees you paid us in the twelve months before the claim, or THB 10,000 if no fees were paid.
Indemnity
You agree to indemnify Expert Property Asia against claims arising from your breach of these terms, misuse of the site, or infringement of third-party rights through content you submit.
Governing law and jurisdiction
These terms are governed by the laws of the Kingdom of Thailand. Disputes shall be subject to the exclusive jurisdiction of the courts of Thailand. If you access the site from abroad, you remain responsible for compliance with local laws.
