Direct answer

Does Expert Property Asia accept payment to rank listings?

No. We do not sell ranking position, featured placement, or editorial coverage on expertpropertyasia.com. Listings appear because we hold a mandate and the property meets our curation standards. Commercial relationships with developers or owners are disclosed where they affect a specific recommendation.

Our commitment

Expert Property Asia operates as a curated Koh Samui agency for international buyers and sellers. Trust requires clarity about who we represent, how we are paid, and what we will not do. This policy complements our Editorial Policy and Disclaimer.

Buyer and seller representation

We state on listings and in mandate letters whether we represent the seller, the buyer, or both parties with informed consent (dual agency) where permitted and disclosed in writing.

  • Seller mandates — we market the property faithfully; we do not misrepresent known defects we are aware of.
  • Buyer briefs — we search across mandates, including those held by other parties where cooperation is agreed, with the buyer’s interest as the primary duty.
  • Dual representation — only with written disclosure to both parties and consent before offer.

No paid placement

We do not accept payment to:

  • Rank a property higher in search results or area pages.
  • Publish favourable market intelligence about a developer or project without editorial independence.
  • Suppress negative material facts we have verified about a mandate.

Marketing partnerships are separate from editorial content and are labelled when they appear.

Conflicts of interest

We disclose material conflicts, including:

  • Financial interest in a property or related company structure.
  • Personal relationship with a seller or developer that could affect impartiality.
  • Referral fees from lawyers, managers, or developers where you use our introduction.

When in doubt, we disclose to the client before proceeding.

Developer and owner relationships

We maintain professional relationships with Koh Samui developers and owners. Commission or referral arrangements are disclosed on the Disclaimer and in direct communication when relevant to your enquiry. Relationship status does not excuse us from presenting known material facts about a property.

Off-market confidentiality

Off-market mandates may require confidentiality. We share details only with qualified buyers who agree to confidentiality terms. We do not broadcast off-market pricing or owner identity beyond what the mandate permits.
